102 - Are Green Buildings Healthy Buildings?

Concerns about indoor air quality (IAQ) in commercial buildings first surfaced in the mid-1970s. IAQ problems were then associated with misdirected efforts to reduce energy use in buildings. Now in the new millennium the real estate and development industries are once again faced with a significant energy management challenge. This time the focus of attention is to reduce Greenhouse gas emissions to reverse the effects of Climate Change. We are in the midst a massive paradigm shift toward “green” innovations in design and construction. To accomplish this, there’s been a rapid adoption of green building certification systems for both new and existing buildings. But are all green buildings healthy buildings?

120 - Green Leases and the Evolution of Market Inducements in Commercial Real Estate

With a few exceptions, Canada’s green real estate has been lead by the government and institutional sector. There have been some residential developments following LEED design however they are in the minority. Under BOMA’s leadership we have been asked to prepare a green lease instrument that government may take private landlords. The document will list financial inducements private landlords to invest in green strategies that benefit the occupants of the buildings (more comfortable space), the landlords (upgrades largely subsidized) and the environment (less carbon emitted).

128 - CMHC EQuilibrium Initiative: Technical and Financial Considerations of Building a Net Zero Energy House

session sponsored by

EQuilibrium is a national housing initiative, led by Canada Mortgage and Housing Corporation (CMHC), that brings the private and public sectors together to develop homes, and eventually communities, that address occupant health and comfort, energy efficiency, renewable energy production, resource conservation, reduced environmental impact and affordability.

In 2006, CMHC invited builders and developers to submit their ideas for housing that is healthy, affordable, sustainable and highly energy efficient. A total of 72 teams responded and 12 were chosen to build EQuilibrium demonstration homes in their regions. The ultimate goal is to build homes that produce as much energy as they consume on a yearly basis. In this session, representatives from two of the teams will examine the technical and financial challenges of building an EQuilibrium house.

129 - Acoustics in Sustainable Design

session sponsored by

One of the most important factors in sustainable buildings is to provide an environment in which people can perform at their optimum level. Whereas, low absorptive materials with a lot of hard surfaces, chilled slabs and radiant heating system in sustainable buildings caused acoustics become a problem. Based on the CBE study in 2005, Over 60 percent of occupants in cubicles think acoustics interfere with their ability to get their job done. Acoustical problems in working environments caused employees distraction, stress, and interference with normal work routine. By following some design guidelines we can create ideal acoustic environment. These guidelines are not independent so we need to consider them at all stages including architectural, mechanical and electrical planning. In this presentation basic noise concepts as well as some general noise issues in buildings will be reviewed. Since correcting noise problems after construction costs much more than addressing the potential problems at the design stage, some tips for architectural, mechanical and electrical design will be presented. Design guidance to control the acoustical problems after design will be presented.

116 - Procurement Fundamentals and Solutions 2008 — One Size Fits All?

This session will cover three critical aspects of procurement law: fundamental legal principles, compliance issues and management of risk. The session will commence with a discussion of the fundamental legal principles underlying Canadian procurement models — RFP, EOI, Prequalification, Tender Call — and typical variations and distortions. Compliance issues will then be expansively canvassed — How can you tell if submissions in a procurement process are correct and capable of acceptance? What to do about errors — patent, latent, material or minor? Can the error be remedied? When? How? By whom? Finally, the panel will consider how participants in the procurement process can manage their risk from the various perspectives of owners, contractors and consultants. What can you do to ensure minimal need for legal advice during a given procurement process? When to bring in the lawyers? How to work with lawyers in the mix to get the results you want. Knowing when to ask for outside help when dealing with complex procurement questions is often the difference between successfully landing/awarding a contract and entering the uncertain world of dispute resolution with a “problem” file. This seminar will take you through the current state of the law and provide useful guidance in answering the perennial question: “Can we do that?”

118 - Climate Adapted Building Design

Worldwide, buildings consume approximately 40% of overall energy flows. Heating, cooling and ventilation requirements of a conventional building represent more than 50% of its overall energy consumption. The recent wave of sustainable building design tends to encompass too many environmental goals while often failing to properly prioritize the building’s ongoing energy use as its single greatest environmental impact.

As mechanical consulting engineers, our goal is to work with rather than against the laws of physics. This presentation will discuss a prioritized building design methodology that seeks to work with the environment and the laws of nature rather than relying exclusively on complex technology.

It is automatically assumed that green buildings cost more than traditional buildings. The real story can be quite different. It is true that some “green” buildings cost more, but with careful implementation green building practices can save construction and utility costs, and contribute positively to owner’s bottom line. In this presentation we will discuss typical costs for green buildings, and describe green building strategies that can change environmentally friendly, into financially friendly. The perspective taken will be that green design and construction should be done to achieve a goal, not just to obtain a “label”.

224 - Best Practices in Effective Communication

session sponsored by

Communication is not just about how you talk and listen. It’s about making connections with people. To make those connections, we must do the right things—use the right words and tone, break down communication barriers we often set ourselves, and never, ever let the fear of not saying things right keep us from saying the right things. This program explains — and demonstrates — the expert speaking, listening, and interpersonal skills practiced by top professionals around the world.

Topics

You’ll gain the skills that enable you to successfully:

  • Discuss difficult issues with people above and below you on the organization chart—without being offensive or getting defensive.
  • Recognize and break down communication barriers between people, departments, divisions, and locations.
  • Avoid the redundancies and overused phrases that plague organizational communications.
  • Remember a simple technique that guarantees your instructions were understood accurately.
  • Understand the communication process and discover our unavoidable roles within it.
  • Solve problems and fix mistakes without blaming or accusing.
  • Present a different opinion without creating hard feelings (or avoiding the truth).
  • Stay composed, even when you feel overwhelmed.
  • Think on your feet and react smoothly when you’re put on the spot.
  • Concentrate better, understand more, and listen more open-mindedly.
  • Deal with issues rather than emotions.
  • Defend your viewpoints without creating bad blood between you and others.

What should the letter to the owner contravening the bylaws say?
