Are Green Buildings Healthy Buildings? – W09

Concerns about indoor air quality (IAQ) in commercial buildings first surfaced in the mid-1970s. IAQ problems were then associated with misdirected efforts to reduce energy use in buildings. Now in the new millennium the real estate and development industries are once again faced with a significant energy management challenge. This time the focus of attention is on energy conservation and efficiency to mitigate the disparity between growing demand and declining supply of conventional sources; and to reduce Greenhouse gas emissions to reverse the effects of Climate Change. We are in the midst a massive paradigm shift toward “green” innovations in design and construction. To accomplish this, there’s been a rapid adoption of green building certification systems for both new and existing buildings.

But are all green buildings healthy buildings? This question will be addressed through the eyes of an architect, and engineer and an environmental specialist.

How to Optimize in Tough Times – W10

Outsiders have little appreciation for how difficult is to profitably grow a construction or contracting business. Sure, it is pretty manageable if you are able to be at every job site to directly oversee the work, but as you continue to get further and further removed from wearing a tool belt, it becomes exponentially more difficult to bring jobs in on time and on budget. While many business leaders are masters of their trade, they usually have lots of questions about how their most profitable competitors avoid nasty surprises like:

  • Missing out on converting verbal change orders into cash in the bank
  • Holdbacks not released because of punch lists being dragged out
  • Time wasted daily due to poor staging of materials or scheduling of equipment
  • Cost overruns on manpower and materials that always seem to appear when a project is nearly done

At the end of the seminar you will have the tools to immediately to improve your bottom line.

Case Study: Nk’Mip Desert Cultural Centre – W12

The Nk’Mip Desert Cultural Centre is a landmark building in many ways. It is an early-built example of the changing influences of Canadian First Nations using and developing their reserve lands. Its setting is in the dramatic Osoyoos Desert, which is one of the most endangered landscapes in Canada. The Centre is anchored by the largest rammed-earth wall in North America. Rammed-earth construction is traditionally used in dry climates, where wood is scarce, with early local examples shown on homes in the Gulf Islands. The Nk’Mip Desert Cultural Centre enfolds considerations of deep sustainability, addressing issues of global, regional and local importance.
Bruce Haden, principal in charge of the project, will describe the design, history, challenges and techniques that led to a building that has been nationally and globally recognized as an outstanding piece of architecture.

Recruitment, Retention and Motivation: How to get and keep The Best – W18

A good definition of management is the ability to get things done efficiently through other people in the same manner that you would do it yourself. Contraction in the labour market, however, has caused many companies to experience a high turnover rate, perceived favoritism, low morale, and as a result, low productivity. What we sometimes hear…

  • There just aren’t enough good people to go around.
  • My people keep making the same mistakes.
  • I do things that other people should be doing.
  • I seem to keep hiring the wrong person for that position.
  • There’s no loyalty among workers in my business…they’ll leave for an extra buck an hour.
  • I’ve got one great producer, but the rest are just here for a pay check.

Attracting and training the right people, however, will increase confidence, increase morale and greatly decrease cost through lost time, equipment damage and rework.

Movement of the Vancouver Real Estate Market – T12

This session will discuss how the real estate market doesn’t move in a straight line. The focus will be on how — when it comes to real estate — it is not always about the up or the down. Often, it is about the balance in the middle. This presentation will address how the market is coming off seven great years of growth and escalation of value. It will also touch on how the past seven years’ success, combined with the media attention, has resulted in market fluctuations and changes being marked with sensational media headlines and doomsday predictions. The slowing of escalating values and the return of more normalized market practices appear extreme because people are used to the market moving at a faster pace.

The current market shift does not constitute a crash and people are still becoming new home owners in every area of Metro Vancouver. While it is true that fewer homes are selling at more regulated values in comparison to last year; it is also true that the end-user is dominating sales and will continue to do so in the future.

The speaker will also discuss where our market is going next and what kind of opportunities will be present.

Design for Disassembly and Adaptability in Buildings – T13

Over the course of a building’s lifetime, change is inevitable, both in the social, economic and physical surroundings, and in the needs and expectations of occupants. All other things being equal, a building that is more adaptable, expandable, and moveable will be utilized more efficiently, and stay in service longer, because it can respond to changes at a lower cost. A longer and more efficient service life for the building may, in turn, translate into improved environmental performance over the lifecycle. With the increase in demand for sustainability in the built environment and efficient use of resources there is a need to look forward and address the future of buildings which are being designed now. What a designer, builder or a developer can do today for a more sustainable future will be the subject of this presentation. Case studies of adaptability, disassembly and moveable buildings will be highlighted.

The Green Advantage: Business Considerations and Marketing Benefits of Green Building for BC Builders and Suppliers – T14

Green buildings are not only good for the community and for planet; they can also deliver significant economic advantages to those regions that are interested in attracting premium businesses. In increasingly uncertain financial times, business leaders are shifting to reporting on triple bottom lines and differentiating their products to appeal the green market. Importantly, green buildings are a visible expression of corporate values. For those regions that see green buildings as key to competitive advantage, the dividends of early stage investment have been significant.

Citing examples of regional, national and international initiatives, this interactive panel discussion will explore the value green buildings can leverage for communities interested in attracting new economy businesses as well as the repercussions for builders and suppliers as the market shifts. Panellists comprise representatives from the wood and concrete industries — two sectors that form the backbone to BC’s construction economy. The session will be moderated by Helen Goodland from Light House, BC’s green building market catalyst.

Criticism and Discipline Skills for Managers and Owners – T16

It’s been said that management would be a lot easier if it weren’t for the employees, but for those in leadership roles, there is no getting around the fact that some people are simply harder to lead. Here is proven advice on how to turn even the toughest employee behavior around — improving performance, promoting the team, and relieving your stress.

Topics

The tactics you’ll in this seminar will help you to:

  • Effectively deal with even the most emotional employee.
  • Introduce the most difficult subjects in a way that changes behavior but doesn’t destroy teamwork.
  • Handle at last your terminally tardy, perpetually procrastinating, and all-too-frequently absent employees.
  • Avoid avoiding performance problems that you know should address — and recognize the personal challenges that aren’t your place to discuss.
  • Identify positive outcomes to replace detrimental behaviors.
  • Decide the “right” time for having difficult conversations.
  • Safely investigate the root causes of some of the worst behavior.
  • Understand how managers contribute to — and sometimes create — performance problems.

Benefits

End the confusion, frustration, and stress that come from addressing unacceptable employee behavior. Learn what to say and how and when to say it in a way that gets your team moving in the right direction.
