There has been a recent increase in the number of new and existing building owners/operators who are considering how to reduce not just energy costs, but also greenhouse gas emissions from their facilities. Carbon metrics and targets will be increasingly important as we make the shift to a low-carbon economy, and buildings have an important role to play in this transformation. A strong business case - coupled with improved occupant well-being and broader social and environmental benefits - greatly increases the chance of making the shift successfully.

This presentation will explore business cases for carbon neutrality for buildings. Drawing on WSP's experience helping both private clients and various levels of government develop frameworks for carbon neutrality at portfolio and site scales, we will outline a general framework for creating optimized plans for any facility, and review the steps to deliver them successfully. We will use several case studies to showcase the steps taken, differences between regions and sites across Canada, the path for carbon neutrality recommended and, ultimately, the business case. We will also discuss the differences in applying this framework to new versus existing facilities.

T04 – Building Envelope Design and Construction Considerations for Contemporary Homes

Until several years ago, a typical wood-framed house, built under Part 9 of the BC Building Code and Vancouver Building Bylaw, mainly incorporated wooden structure, steep roofs, relatively small-sized punched windows, and wooden roof fascia board. This trend has started to change in recent years, especially in a wide range of custom-made houses in the lower mainland. Incorporating steel beams and columns within the exterior walls or penetrating through them, large flat roofs, big windows and curtain walls that span from floor to ceiling, and metal roof fascia boards, are among some of the features of these recently adopted contemporary house designs.

The commonly incorporated Building Envelope design and construction practices, in many cases, are not the optimum approach for these contemporary houses. Experience has shown that in the absence of a holistic and tailored approach towards the Building Envelope design and construction of contemporary houses, there would be a risk of compromised thermal comfort of the occupants, condensation, energy loss, and moisture related damages. In other words, these contemporary houses, demand specific perspective and considerations when it comes to Building Envelope design/construction.

This presentation, built upon interesting case studies, 3D drawings, assembly/material samples, and photographs, will:

  • Discuss the differences between a typical house VS a contemporary house when it comes to Building Envelope considerations.
  • Highlight examples of compromised thermal comfort, moisture performance, energy performance, and durability, due to the lack of proper design/construction of Building Envelope in some of the contemporary custom-made houses. 
  • Optimum Building Envelope design/construction practices for contemporary houses that incorporate steel beams and columns, flat roofs, large windows/curtain walls, and metal roof fascia.

Hamid Heidarali has a strong passion for high performance, durable buildings that minimize their impact on the environment, while providing a superior experience for their occupants. Jim has been in the HVAC & R business now for over fifty years. He has been with BC Comfort since 1982 and is currently the Business Development Manager. Jim served his apprenticeship in Scotland before moving to London, England where he worked with Carrier Corporation. He then joined the Merchant Marine as an Engineering Officer. Jim has served as instructor for the International Council of Shopping Centers University Training Programs on HVAC Operations, Energy Management, Repairs, Retrofit and Maintenance issues. He also has experience as a television interviewer, and is an engaging public speaker.

Henry is a senior design engineer at BC Comfort Air Conditioning, a design-build mechanical contractor. With over 14 years in the industry, he has worked for both contractors and consultants including an 8 year period at MCW Consultants where he was an associate. He has a wide variety of experience in commercial, institutional, and light industrial buildings.

His current interests are in engineering performance-based design-build projects and ensuring owners receive projects that work within their budget. He has spoken previously at BUILDEX Vancouver last year and also at multiple Canadian Design Build Institute Conferences.

Henry is a registered professional engineer in BC, has a Masters of Business Administration from UBC, and has been LEED accredited since 2004.

As an industry in transition, it is increasingly difficult for builders to respond to the ongoing regulatory changes and growing expectations of home buyers around sustainable features. Municipalities must also respond to these changes, while progressing their own sustainability goals and managing the expectations of their constituents. The collision of these factors can at times create some unintended consequences that lead to builders building to an equivalency standard and municipalities unable to gauge those builds that have actually met the standard. In the end, all interested parties may be compromised-the homebuyer may not be purchasing a certified home; the builder may be risking their reputation by not certifying; and the municipality may not only be undermining their ability to meet their own sustainability targets, but also creating an uneven playing field whereby they're giving a pass to those builders building to a program standard but not certifying, while other builders are pursuing third-party certification.

Through the exploration of a local case study, this session considers the implications of building to equivalency, the transition to certifying, and the value realized through certification whether for the builder, the program provider, or the municipality.

Jenifer Christenson is currently running Built Green Canada, an organization delivering environmental programs for the residential building industry. In three years, she has created a transformational plan centered on three key areas: market penetration & expansion, product diversification, and operational efficiencies. Since then, the organization has deployed a new delivery model, established itself as leader in environmental programs, launched three new products, expanded into new markets, introduced new initiatives, and improved relationships with government and key stakeholders. Over the last two years, participation levels have increased and revenue has grown year-over-year by 148 percent.

Christenson also brings over 20 years' experience in external relations focused on strategic marketing and communications, ranging from program development to campaign planning; branding to image building; media, government, and community relations to digital strategy; and reputation management to industry leadership with proven relationship-building amongst clients and stakeholders.

Christenson holds a Masters of Arts in International & Intercultural Communication and is the recipient of over 30 awards at a municipal, provincial, national, and international level for marketing, branding, and communications-related work. She was chosen as one of three Canadians to participate in a Ukraine delegation to present on marketing and branding to economic development agencies.

Patrick Enright is the Green Building Engineer with the City of Vancouver's Sustainability Group, where he works on green building policy for new large buildings. Current priorities include the implementation of the Zero Emissions Building Plan, with the first step being the recent update of the Green Building Policy for Rezonings. Patrick is a professional engineer with years of experience in the building industry, including a number of years in Vancouver with a mechanical engineering firm in design and energy modeling. Prior to moving to Vancouver, Patrick worked in the national project management office of Defence Construction Canada located in Ottawa.

Joanne is a Senior Green Building Project Manager at Light House, with a background in building science and energy efficient building design. At Light House, Joanne collaborates with contractors, developers, design consultants and municipalities to identify attainable sustainability requirements and provide open lines of communication on expectations throughout a projects development.

Her work spans 15 years in green building consulting. She has trained contractors across BC on green buildings. Joanne co-authored the City of Vancouver's Passive Design Toolkit and provided a comparative review of green building rating systems for the City of Vancouver to evaluate Built Green as an alternative rating system for rezoning applications.

Joanne holds a Masters of Science in Energy Efficient Building from Oxford Brooks University, England and a Bachelor in Technology in Architectural & Building Science from Ryerson University, Toronto. She has been a LEED AP BD+C since 2004 and is the first female Built Green High Density (HD) verifier in Canada.

Carol Jones leads the Interior Design practice in Kasian Architecture Interior Design and Planning Ltd. Her professional experience has included practice in several Canadian cities and her interest in design education has been reflected in teaching appointments at two universities.

Carol has 40 years of experience in planning and design, with a focus on design for the high performance workplace in both the private and public sector. Considered an expert on workplace strategy, Carol speaks and writes on this topic both nationally and internationally, and projects under her leadership have been widely published and have received numerous awards. She is an NCIDQ certificate holder, a Certified Facility Manager (CFM), a Registered Interior Designer (RID) in BC and a LEED Accredited Professional.

For most of her career, Carol has participated on the boards of interior design professional associations at the National and International level. She was President of the Interior Designers of Canada (IDC) and President of the International Interior Design Association (IIDA). Other boards on which she has served include the IIDA Foundation, the International Facility Management Association (IFMA), the Council for Interior Design Qualification (CIDQ) and the Council for Interior Design Accreditation (CIDA).

Richard began his second career as Pollack Consulting in 2011 after transitioning Pollack Architecture (now Rapt Studio) to its next generation of leadership. Pollack Consulting is dedicated to assisting companies and leaders in Architecture, Engineering, Contracting, Furniture, and allied professions, grow their businesses – with revenue, size, geographic location, project types, revenue and profit.

One of only a handful of people to ever be elected by his peers to both the College of Fellows of the American Institute of Architects (AIA) and the International Interior Design Association (IIDA), Richard is an experienced statesman of commercial interior architectural design as well as one of its most enlightened futurists.

Gwill Symons studied architecture at the University of Wales, Cardiff obtaining his BSc and BA before completing his architectural studies and obtaining his diploma in professional practice in architecture at the University of Westminster in London.

Gwill worked in London for 6 years, across a variety of project types from schools and large scale commercial projects to residential new builds and renovations. Before moving to Vancouver Gwill was a Director of an architectural firm, leading a small team on predominantly residential and commercial renovations.

Since joining Cornerstone 6 years ago Gwill has worked on a variety of mixed-use multi family and commercial wood frame projects. Annie Bergeron's work on many high-tech companies and advertising agencies has put her on the cutting edge of branded corporate interior design. As a Gensler Design Director with 20+ years' experience, Annie is charged to inspire other designers, raise design caliber, and create notable risk-taking solutions.

Her recent Toronto project work in Tech and Media illustrate her design versatility and breadth of experience. From a terrace mini-golf course, to a high end conference centre, or an innovative Tech Incubator, these recent projects were undertaken from strategic planning to construction, all the way to branding implementation and furniture procurement.

Annie's awards include the Ryerson Award of Recognition for Design Excellence from her alma mater, and numerous ARIDO Design Awards. Product design awards from NEOCON, and VMSD awards for visual merchandising demonstrate her versatility.

The BC Energy Step Code is a voluntary roadmap that establishes progressive performance targets (i.e., steps) that support market transformation from the current energy-efficiency requirements in the BC Building Code to net zero energy ready buildings. It establishes a set of incremental performance steps for new buildings that aims to communicate the future intent of the Building Code and improve consistency in building requirements across B.C. to transition to net zero energy ready buildings by 2032. It is a voluntary tool local governments across B.C. can use to encourage-or require-the construction of more energy-efficient buildings in their communities, and do so in a consistent, predictable way.

The BC Energy Step Code takes a new, performance-based approach rather than the traditional prescriptive approach. This means the BC Energy Step Code does not specify how to construct a building, but identifies an energy-efficiency target that must be met and lets the designer/builder decide how to meet it.

In this presentation the speakers will show how the new Step Code and similar outcome-based codes and regulations affect building design, presenting an energy engineering process that allows to efficiently design toward such regulations.

Dr. Andrea Frisque is a Senior Building Performance Engineer at Stantec. She provides technical direction and leadership in low-energy design for buildings and communities. She publishes technical papers in international journals, presents at national and international conferences, and has been invited to give many talks and lectures.

Dr. Frisque has over 15 years of experience related to analyses and computer simulations for sustainable design. She uses her extensive knowledge in heat and mass transfer, thermodynamics and fluid dynamics to provide cost-effective sustainable design and unique solutions, helping project teams achieve their sustainability goals. Dr. Frisque's area of technical expertise includes:

  • Passive systems and natural ventilation performance analysis using whole building simulations and CFD,
  • Occupant thermal comfort assessments,
  • Whole building energy simulations,
  • Building energy consumption reduction and feasibility of energy efficiency and sustainability measures,
  • Renewable energy systems and usage of on-site energy sources (i.e. solar, wind, river water cooling),
  • Daylighting design and analysis.

Dr. Frisque has experience with obtaining energy, thermal comfort and day lighting credits for LEED certifications as well as other certification types, building codes and incentive programs.

Marc is passionate about creating better buildings that are energy efficient and sustainable. As a professional engineer and registered architect with over 15 years of experience, Marc has explored design strategies for a wide range of project types. Marc assists design teams through energy modelling, daylight simulations, Passive House consulting, and material life cycle impact studies. Marc is a Certified Passive House Designer, a LEED accredited professional, and a reviewer for CaGBC LEED submissions.

Since 1973, Russell Chernoff has worked on a wide range of project types to a value more than $750 million.

On every assignment, Russell is committed to being fully involved with his clients throughout the entire course of the project. Russell routinely leads large multi-disciplinary teams involving complex research/educational facilities and has worked with many technical user groups.

He has years of experience in conducting design charettes and public consultation processes within the post-secondary field. He is very effective at working with large numbers of user groups and managing users expectations. Russ is also a master planner for education institution campuses and is a highly respected university facility and lab designer of science and technology who is known for challenging the status quo. Furthermore, Russell has also been responsible for many specialized facilities for animal research, clean rooms, and biocontainement.

Russell's unique educational background of both science and architecture, and his experience in designing science-enabled facilities, lends to greater communication and understanding of academic personnel to achieve buildings that meet their needs.

Russ is the Partner-in-Charge for OVC Project 1, OVC Project 2, CFIA Mechanical upgrade and Trades facility at North Island College and Vancouver Island University, as well as two studies for the University of Washington. He has just completed the construction of the Biology lab at the University of Toronto Mississauga. Russ will be immediately available for this project for up to 50% of his week as needed.

Achieving high performance buildings and constructing sustainably is an emerging trend, particularly in Vancouver, which is targeting to become the greenest City in the world by 2020 and is working towards having zero emissions buildings by 2030. There is positive momentum in both in the public and private sector, supported by a strong network of green builders and designers, to build sustainably. However, the key question always arises as to ‘what will it cost’ — the bottom line more often than not often takes precedence over social consciousness. Angela is a Partner with Core Two, a construction and property cost consultancy based in Vancouver, BC. Her over 17 years' experience as a quantity surveyor in the construction and development industry spans South Africa, the UK and Canada. She is a Fellow with the Royal Institution of Chartered Surveyors (RICS) and a professional member of the Canadian Institute of Quantity Surveyors (CIQS), and is a past Director of the CIQS National Board. Angela's experience is diverse in the quantity surveying field having worked as both as a cost manager, a management consultant (specializing in life cycle costing and costing in sustainability) and a loan monitor. Angela also teaches part-time at BCIT, is a Chair of Assessors for the RICS, and acts as a supervisor/counsellor to quantity surveying candidates. She holds a Bachelor of Science in Quantity Surveying and a Master of Science degree in Building specializing in Property Development and Management, and is also a LEED qualified professional in the Operations and Maintenance specialty (LEED AP O+M). Angela’s focus in Passive House design is on the economics of high performance buildings and supporting clients in making the link between environmental choices and the financial impact of those choices.
